Established in partnership with Aviva Investors, the Quercus Healthcare Property Partnership ("Quercus") benefits from the increasing need for long-term care in the UK, which is due to the ageing population.
The fund has approximately £700m under management and owns 236 properties. 96% of leases are in excess of 20 years and each is linked to RPI with a minimum annual uplift of 3%.
Quercus is a market leader in healthcare sale and leaseback agreements and provides healthcare asset owners with the opportunity to release equity while retaining full and exclusive use of the asset for a 35 year term.
The properties under ownership include nursing and residential care homes for the elderly, specialist care homes for those with long term disabilities, private hospitals, and care villages where residents have the option to buy or to take occupation on a rental basis whilst they organise the sale of their existing home.
As the numbers of elderly people increase over the next decade, Quercus will continue to provide long term funding to operators addressing their accommodation needs.
